About Downtown Kansas City

Downtown Kansas City, Missouri is defined by the Downtown Council and City Hall officials as to include the entire area from the Missouri River, south to 31st Street ; and from I-35 east to Bruce Watkins Drive (U.S. Highway 71). Downtown sits on a bluff above the Missouri River, commanding views from all directions. The downtown area anchors the Kansas City Metropolitan Area of two million residents.

Launched by the Kansas City Area Transportation Authority (KCATA) in August 2005, "The MAX" (Metro Area Express) is a Bus Rapid Transit (BRT) line extending from downtown to the Country Club Plaza. These busses have GPS receivers so bus stops can give real time data about the next pickup time. All busses have special bus lanes and they also can hold lights green to allow them to make the light.

In 2005, the Downtown Council conducted a study for Downtown Kansas City. Under their definitions of Downtown, it compasses an area of approxomately 2.9 square miles.

In 2005, Downtown was found to have 16,170 people and 10,237 housing units. In 2000, the population may have been as low as 10,000 people. In five years, the redevelopment efforts had added nearly 3,200 people to the area. Experts estimate that Downtown will grow by 2,000 to 5,000 more people by the year 2010 to a population of 18,000-21,000 people.

In 2005, Downtown Kansas City had a density of approx. 5,576 people per square mile in its 2.9 square mile area. According to Local Market reports, Downtown houses approximately 20 million square feet of office space. However, the vacancy of this space is at about 17%. There are over 100,000 employees working in the Downtown area.

Downtown has a total of 3,538 hotel rooms, or 13.5% of the total amount of hotel rooms in the metropolitan area. Currently about 2.8 million square feet of office space is under construction in Downtown Kansas City. Current investments into downtown redevlopment are thought to exceed $4 billion.
